商业地产的Depreciation Schedule （请教梁大等商业地产大拿）

Strip Mall的一般Depreciation Schedule 是39.5年。若用Component Depreciation Schedule的话，

可以Depreciate快一点。

 

不知应该用哪一个方法。若用Component Depreciation Schedule

（1）是否必须要 Engineering Firm出Component的估价

（2）是否增加IRS Audit的可能性？
