Lawsuit by seller, Permit, etc.

 

看中一SS，被告知（disclosures)前屋主曾与建商打官司， 现已settled.  却死活不说官司内容。 经纪说，it's confidential.  请教， 有啥法子能查到相关信息? 

再有，后院的deck, 厨房和卫生间的改建，都没有许可（permit）， 买下后，有麻烦吗？ 还是会影响贷款？ 

不好意思，问题多多，谁让俺图便宜了，多谢指点。
