回复：如何在close前与住在里面的房客签约？

应该象对待新房客一样，查该查的东西，对他们的过去，现在心中有个底。

在close之前，可以跟先房客讲清楚，你马上就将成为房东，不信可以问现在的主人。在过户前，你们要签一份新lease，但lease的生效日期是 the day after the escrow closes。

第一个月的租金如何处理，either way is OK as long as you get the money。

如果房客不愿意配合，你可以告诉seller，you want to take possession of the property at close of escrow。其它事情有seller去handle。
