技术上，能不能用month to month的lease来解决你这个问题？对于m2m的lease,一旦他们不付房租，他们就自动没有lease了，就变成非法居住了。

google了一下，除非他们重新file bankruptcy，否则他们应该不能把之后的lease加入bankruptcy,也就是说file bankruptcy以后的新的rent，他们要负责。
