花花世界: 韬奋札记： 修理空调

做地主经营其实也就是run 一个 商业项目：俺就姑且叫做： 地主经营管理 Rental Business Cycle Management, which shall consist of the following phases: preparation >> rental application ad, review, and decision >> move-in >> ongoing management (maintenance, check-in, communication) >> move-out >>> review.

烦琐的事情不少， 找租客，找好的，不搞事的租客是要经过学习和实践的， 之后，就是管理. 在俺这里，夏天很热， 基本上大部分的房屋有空调， 平时租客夏天的电话意味着 空调坏了！ 以前和空调公司打过几次交道， 个别的handyman 也搞过，2年前公司A在 Home Depot 摆了个摊， 说是检查费用75美刀，一白帅个下来后检测下说， 你这空调不行了， 换个新的得了。 俺心一惊， 问到“多少银子？”， 帅哥非常镇定的说“5000 刀吧”， 俺心坦然， 答曰：”送客“。 88您啦，去吃屎吧！之后A公司还每半年骚扰一次。可靠的诚实的到目前还没有发现。

前几天还和LP说， 空调不好搞啊。 Murphy's law says "Anything that can possibly go wrong, does". 昨天刚刚搬进来的3年新房租客电话说空调不工作了！ 现在房间里98F! NND, 花花被逼上马， 不是， 是上网研究下到底怎么搞。 于是前去房子看看。 带上俺的八宝工具箱，计有：multimeter (测电压，电阻）， 电工工具，drill, electronic tape, Fuses, 手套，开着俺的万能车屁颠的去了。

1， 先打开 空调开关： 风扇不动， compressor 无声音。

2, 拔出fuse, 用multimeter 量电阻， 读数是 0， 电阻完好！

3, 打开外面condensor 盖子， 测电压， 无读数！ 没有电！

4，reset circuit breaker， 再测电压， 120v, 正常。

5，用screw driver 拨动 fan , 转动， 空调开始工作， 判断是capacitor 坏了！

6，给capacitor 拍照片，是55／5uf, 375v, 去到专门空调配件商店购买 （$50 一个）！ 俺怎么叫得 太贵啊。 Amazon 是$25一个。 俺这疙瘩是鸟不拉屎得地方， 可是也有一百万人口啊！！！ 店员说， 你丫别想了， 这咚咚只有俺们这里有！ 你要找人换， $200 美刀呵！

7， 拿着新买得capacitor回房子， 按 Fan, C, Herm 把线接上 （注意注意啊！， 这个是 220V, Capacitor 是 375 －440V , 小心啊）。 试机， 启动正常， 等待一小时， 房间温度从 93 -> 86.

搞定了吧， pray 中。韬奋不容易啊！ 看来这种高技术活自己干干是可以的， 打扫卫生，刷墙，铺地砖留给handyman 吧！ 回办公室和电脑 玩啊！ 明天就是国庆休息啦！
