tough choice: 800 credit with 40 lbs dog, vs, Indian doctors's f

I need to choose two tenant from the three applications for my two houses. house available 6/25

1. white couple, 800 credit score, with a 40 lbs dog, pay $825 agent fee, total monthly income $11k

2. Indian doctor's family, did not check credit yet, but have received the application fee, no agent fee. find from craiglist ,  monthly income $10k, they have a two year old daughter, may want to buy house next year.  I did not meet them, i got offer letter and pay stub and bank statment.

3. three young professional boys, one white, two indians, just join a big electronic company. all singles.  look nice , have sent their bank account and employment letter.

I need to decide by this weekend, none is perfect, but still pretty good, need second opinion.
