我的房子出租还是出售好？

现住房可卖38万，出租2250一月。因为房子位置好，出租出售都挺受欢迎的。因为卖掉有点小亏，所以动心思出租。你们觉得哪个好？

如果出租，有两个家庭感兴趣。假设收入，信用，人口等各方面条件都一样，一户人家要租3-4年，一户人家只有租1年。但是长租的那户人家要便宜150一月，你会选哪家？

还有，一般出租房子，是房客负责maintain lawn的吗？还有什麽是房客负责的？谢谢！
