读书人看上法庭：上法庭就如写学术文章。

第一，你要有一个很强的立论。上过几次法庭。听到很多地主夹杂不清，鸡毛蒜皮的东西都要滔滔不绝。庭审分搬不搬和赔不赔两堂。我一般只说今天的问题。比如搬不搬的时候有房客提出搬入时没有冰箱，我知道这是谎言，但我一言不发。法官问我还有什么问题，我说没有了。因为那天只决定搬不搬的问题，跟冰箱没有关系。

第二，要建立证据链。要一环扣一环。逐步推进到你想要法官接受的那一链。

第三，要引人入胜。要提起法官的兴趣，觉得不把此人赶走是对社会的危害。

最近我赶走了一个人。这是我在法庭上陈述的观点。

The landlord complaints include:

1. Ms L was a trespasser. She moved into Unit 9 in late January without permission, although we received her application form.

2. She refused to sign a lease, and the management served her 3-day notice on 3/28/2012.

3. She did not answer and she did not return any calls from the management.

4. She owes $1950 dollars in back rent, late fee, and notice fee.

5. Ms L is responsible for paying her electricity consumption. I called the power company and the company said Ms L never set up an account to pay the electricity bill. So not paying rent is not her only no-pay activity. She took advantage of others when she can.

6. Police raid her apartment in February taking away 2 people that were wanted for drug charges.

7. Other tenants reported that dozens of people go through her apartment each day, each visitor staying a very short time, indicating a possible drug activity. Tenants also saw an increasing number of theft incidents.

1 抓住了法官的attention。基于这个，Ms L被给予三天时间搬出。

2-4 是正常不付房租的情况，几乎人人相同。

5 也具有杀伤力。表明我不是第一个也不是最后一个被take advantage的人。

6-7 表明她对社会是个威胁。
