这个房客租不租？

我刚买的投资房，2700平方尺，全新厨房，一楼全新的地板和tile，租1800。今天有一lady带15岁和13岁二儿子，二猫一狗。有二分工作，每月各1000元。credit score 690，愿意先付3个月的房租，2年lease。surprise me的是银行statement有1.37米的存款，估计是离婚分的。这样的情况，问问各位租不租？谢了。
