请教，北维州自住房该卖，还是该出租？

原因：在Indiana找到新工作 (700 miles away)

情况:  房子所在区不错(Chantilly, VA), 小学和中学 rating 9 of 10, 高中 8 of 10 (Chantilly High School)

         房子买价445k, 现估可卖435k; 新的雇主可出$10k的卖房手续费。如卖的话，将亏损$20k。

          贷款4.0%, 月付$1660, 房产税$400/月, 保险$50, HOA $50, 共$2160/月

          估计可租$2300 - $2400/月

请大家提供建议，我是该出租呢，还是卖掉？如出租，要不要请人管理？有什么需要注意？
