常常有人讲有正现金流的房子可以买。什么是正现金流？

如果用现金买是否都是正现金流了？刨开升值的预测，现金回报率才是关键。现金回报率是的纯现金收入除于现金的投入，通常是头款。回报率高于借贷利率和高于其他投资回报率才可以买。
