急问 - 短卖房的乱收费问题

一短卖屋,本来正要close。按合同,escrow fee; owner policy; home insurance 都应该卖方出。

可是现在escrow company 给出的 estimate 指出这些都有我们(buyer)来出。平白多出3000多块。escrow company 还是 seller 指定的。外加有一大堆junk fee。

我们指出,这些费用按合约都是seller出。这是escrow officer给的email回答:

the existing lender did not allow any contributions from the Sellers, nor did the existing lender allow sellers to pay for the home warranty. Existing lender will only allow sellers to pay $1,000.00 for the Owners Policy and Buyer to pay a portion approx.

如果是这样,难道短卖屋的合同形同废纸?请问各位大侠有没有经验,如何和这帮无赖deal?

如果他们非不承认合同,至少我应该有权要求换escrow company吧?(现在的escrow company 是seller找的。我的agent是说既然多数的费用都是他们付,我们就没权利要求换escrow company)
