很棘手的房子问题，请大家帮忙出出主意，感激不尽

我要搬到离家45分钟的地方作住院医，因为考虑到工作会很辛苦，所以想搬到医院附近。我们现在有套房子，Detached Condo, 08年48万买的，现在最多能买40万，如果急，可能38万，我们的底线，所以我要亏8－10万。医院附近好学区，要买的话，房子很贵，即使是吐血买了，问题是，我也不知道三年后会不会长住（有可能到别的地方做专科住院医，或找工作），还是又要搬家，而且，这边房子真的贵的离谱，少说也要80几万，好的要1米以上。

如果出租，我们的房子只能租2200, 我们要付～2700（morgage+association fee). 如果refinance 5y, ARM,可以降到2200,但我们还要补2万到20％down to avoid PMI,总之还是要亏，而且，我和老公工作很忙，没时间打理出租的事。房子已经14年了，也开始有些问题，将来修修补补也要很多钱，和时间。

我最理想的是，把现在的房子卖掉，一了百了，没有麻烦，然后到医院附近的好区租，一两年后我就应该知道自己下一步会去哪里，然后再买，而且那个时候经济状况会好很多，能卖好一些的房子。但，现在要亏掉8－10万，如果两年房市回升，我的钱就拿不回来了。
