昨天看到有位同学出租屋被房客烧了, 在这里寻求帮助. 这个间题我一直也没搞明白,那位老兄可否向我解释解释?

假设我用现金5万美元市价买了一套1500 平方尺的1980年造的独立屋,买了房屋保险(包括火险)后,某日意外被大火烧光了.不能住要重建.

 

问题是:

1 保险公司是只赔市价5万还是按现在造价15万(1500sf x$100假设每平方尺房子造价)赔? 或者按1980年当时的造价赔?

2 赔款是否会减去地价(地皮烧不坏)?

3 保险公司是否要帮你重建?或者只赔钱你自己找人重建?

4 赔完钱给你后,假设你不想重建,那地皮属谁所有?
