every state/contract is different

some states allow you to change lock then post notice where they can get the key,some other states you will have to sue to the court just like residential tenants, and some contracts simply allow change of lock upon default. check your own state law and your own contract for detail actions. best of all is negotiate with the tenant and let them move themselves.
