为什么我说房价还是太高?

一般认为 cap rate 至少达到6%才值得投资。下面的计算根据南加州的一组具体数字，算了一下，房价不能超过 $239k.除非烂区烂房，目前市场上的房子（SFH）都远远超过这个价(~$400k)。按目前市场价买房出租亏钱的可能性很高。当然，如果你可以 handle 坏区的烂房客，找到cap rate 6% 或更高的也是可能的。
