租客搬走了，lease 就结束了吗？

碰到一个可气的事。

买了一个自住房自住。2月看房时里面有租客。原本6月合同到期. 3月初租客搬走。4月底close of escow。 。卖方与租客有deposit 纠分.

租客说如果卖方不付deposit， 买方要负责? 有这样的吗？
