答392：为什么要有RENT LOSS？

作为投资者，合法避税是必须要学习的知识，多赚和少花是一个道理。

为什么做房产投资的很容易就到负值？1.折旧；2.贷款的利息；3.花销等等。如果这几点仍然是正数，投资者就要动脑筋了，得把账面上做成平衡或负值，否则象我们W2的再加税，要不要人活啊？

买DEPRESSED的房产加以修理出租是最好平衡账面的办法，因为它需要大笔资金修理，包括直接维修和折旧维修，加上维修期间空置，这个房产就成了负数，和其它赚钱的一综合，总帐平衡或接近平衡，少纳税的目的就达到了。所以每年报税时，对来年要有一个计划，否则UNCLE SAM的进贡少不了，叫冤只能怪自己。

W2没办法控制，投资是可以计划有范围控制的。与是否150K没关系，专指房地产出租盈利赚钱的部分，少纳税或不纳税。

今年有打算买一个需要较大修理的房，把账面尽可能做平。
