So much discussion about dual agent in last few days. I feel that many people have good experience in one/few perticular area(s) and express their views based on those experiences.
It could be totally different in one place (city) to another. It is really case by case.
Also it is different for one person to another even in same city/area.
Why? Because this is a giant elephant. We can only see/touch part of it. we can read/discuss as much as we want. But each individual investor should find his/her own way to do this business. Other people's view/case/experience is just a reference. No need to debate wrong/right. It could be right for one person/case, but wrong for others.
Texastrader has good points about dual agent. He might not get (or find) the benefit of "legal" dual agent. (In my view, he missed the timing part of dual agent benefit.) Dual agent can make your offer to the bank fast and get the counter offer back sooner. That will leave a very small window for other investor to put in an offer. Better yet, if you have good relationship with list agent, you can see the property before it is on the market (MLS). That is the difference.
Others might misunderstand his point and think he is attacking someone. No need to rise it (or feel it) at personally level.
Some investors hate dual agent because they can not get good deal or loss deal because of bad dual agent.
Some investors love dual agent because they get the good deal from dual agent which, otherwise, is impossible to get deal.
Someone does not need agent to get good deal because s/he know someone in the bank.
All of those are from each individual experiences. Readers really need to look into their own situations.
1) if you have connection in bank, no dual agent needed. use you resource to get good deal.
2) if you are new, try both buyer's agent and dual agent. feel it yourself and find good model for your investment. Others' view/experience are just reference. You will never learn if you did not try.
3) if you are seasoned investor, you might want to try something new if old style does not work for you any more.
Always have an open mind. Do it a legal way.
