请问各位地主：这个房子是否可以买

24套公寓，位置很好，33年但装修都是updated，其中一半以上租客是senior， 年租金196，000， 除掉各种成本净收入约160，000，要价1.46米。但估计有人会抢，那么是否值得去和别人抢，如果溢价多少合适？还有就是没有管理经验的人是否可以接手？
