I just tossed some numbers, say 2% of 370k for cash-out on your current home, which you said actually is escrowed in your $1900 monthly payment, and 2% of 370k for closing on second one. I forgot that the second will be cash so it should be less but you are going to have closing costs when you sell it. By the way, cash closing cost for only 1k? You got to have attorney fee, recording fee, and title insurance for buyer's closing. 6% for 6*(370*1.5 selling price) when you sell. Maybe you get better than that also. So let's take a few percents down, say 45% gain you will still be ok.

If you hold for 10 years, gush, you are 30% set back on cash flow already. So you got to have 100% gain to make a 6% annual profit.
