Thnak you so much for your calculation! The fixed cost for this house came around $1790(mortgage, insurance, HOA, tax). 2000 -1790=$210. It can cover the 10% rent vacancy but not the another 10% needed for the fix.
The house is close to the bay area. I was planning to rent it for many years. I also look at the appreciate too since it used to sell for 500-600k.
