大家看看这个buyer agent 是否有鬼？他讲的multi offer是真是假？

朋友刚到美国，碰巧看中一个房子，listing price 1.39 million，在我们这里属于比较高端的。我们平均房价就 45万。 就让seller agent referred a buyer agent，submitted an offer with escalation up to 1.4 million. 然后这个buyer agent came back many times, asked them to raise the offer price to 1.35 million, raise the cap of the escalation to 1.42 million, 他说there is another cash offer with escalation as well. 然后他又要叫朋友直接offer price 1.42 米。 朋友说如果有另外的offer, 你加就是， 没有的话， 为什么我要直接offer 1.42 million?
Buyer agent 又要求把deadline extend one more day. 最后一天早上， 给朋友讲没拿到。中午，又问朋友要不要做backup offer. 我看了一下那个房子， list price 就很高， zillow estimate 1.39 million, redfin estimate 1.11 million，government estimation 1.11 million. 不应该会热门。 居然还有另一个cash offer with full price, and has escalation. 我怀疑那个buyer agent and list agent work together, 骗朋友出高价， 并没有另外的 offer, 能查到他骗人吗？
