2021：平淡的一年，现金流没以前好。

2021只买了6个房子。

1. 2020年10月进入合同的，本来是准备12月底过户，可是贷款出了问题，结果到21年1月才过户。卖家31万起价，2600多尺，move in ready, 买入28万租了2300多。花了500重新油漆了3个房间，近几年来第一个不到1%的房子。我对这个小区有感情，以前在这一片租过房子，太熟悉了，算是怀旧房。好久没有买move in ready的房子了

2. 一个lot 但是有2个房子，还是commercial zoning，费了些脑子才搞定贷款。买入15万，花了5，6万装修，租了2090，勉强1%。

3. 一个1800年建的房子，地大，房子大3400尺，给我一个tenant装修，结果一团糟。只好让别人来擦屁股。19万买的，装修了6-7万，租金2250，2022年1月中旬才能入住。亏本的一个买卖。房子太大。本来准备单独租车库的，怕麻烦，放弃了。

4. 18万多买的，优惠价租给了一个需要驱赶的租户，租了1500。结果还是驱赶。不过损失减少了几千。现在在装修。装修费2万多，租金预计2000+，勉强算1%。

5. 18万多买的一个owner financing，1年需要还清，地点好，river view, 状况非常差. 从头到尾装修了一遍，差不多7万。帮我装修的人直接搬进去，租金2500. 勉强 1%。几个房子在装修，又需要付这个房子。8个月来，每月账户到月底只有几千元。过得非常紧张，这个得怪我，有一个账号的自动付款无效了，我没有发现，结果因为Late payment老婆的信用大幅下降，不能做refi.  9月份她信用恢复后才解决了经济危机。

6. 此处缺省800字。

现在差不多把老婆名下的房子重新贷款了一遍。拿出了几十万。我自己在申请blanket loan. 又可以拿出很多钱。然后剩下的房子再重新贷款的话，可以有很多很多现金。。。  但是还没搞明白弄这么多现金出来干啥。用现金买房太奢侈了，不是我的风格。希望有一个完美的投资在等着我。

整体来说今年做的不好，和往年比没有什么闪光点，数量不够，质量也差。全靠行情好，弄了点增值。看到年底总结几乎人人都是千万，几十个大佬的10年总结更是3，4千万+。顿时觉得差距实在太大，也就是个中不溜的水平。惭愧，惭愧，差点翘尾巴。。。
