抢房是不是该找卖方经纪啊？

按说12月到一月应该是淡季，今年好像没有。

看到三房，一个报45万八，有160 HOA 大概可以租2700-2800，找经纪一问，告诉我别抢了，你抢不到。因为这个价格列的是要求不付broker费用，我在想如果我自己直接找卖方经纪是不是可以呢？

第二个报价41万租2600，没有HOA，地税1% 找经纪一问，告诉我这个房不加价买不到，房主是broker，去年夏天30万买的。

第三个报价43万可租2600，有150HOA 经纪人说你问这个可以看看

很郁闷，现在买卖忙，刚刚找的这个经纪给我的搜的房我都看不上，我自己看上的找他好像也难买到。我在想是不是我应该直接自己找卖方经纪啊？各位有经验的给说说，现在找卖方经纪的坏处和好处？
