请问：什么是Short-term lease purchase？

有个经纪发给我电子邮件：

Good Evening, I saw that your home was for rent. Would you consider selling it through a short-term lease purchase? We're working with buyers to prepare them for their mortgage. You would receive top dollar plus monthly lease payments without paying any commissions or price negotiating. Would you be interested in it?

从电子邮件的描述，我的理解是。他的客户想买房但现在没有能力拿到贷款。他想先租后买。

其实，我也打算明年把这房子卖了。我有以下问题想请教大家：

（1）过户前，一般买家租多久（几个月，一年，几年）？如果租期一年以上，我能每年涨租吗？

（2）房子买卖的价格什么时候定？这种买卖方式会有什么陷阱？卖家有什么退出的方法？

（3）我们这儿房客在搬进来之前交第一月，最后一月，和押金。买家的租房费用是否和一般租客相同？

（5）房子的屋顶有二十几年了。买卖价格考虑这一点并已相应下降。如果买家在入住后提出换屋顶或大修，我有什么办法拒绝？

（6）租期满了，过户时，是否应把租金的一部分返给买家？如果是，一般是百分之几？

（7）如果买家在租房的这段时间内不交房租，驱赶程序和一般房客有什么区别？驱赶后，买卖合同还有效吗？
