第一个商业地产under contract

这是2个6单元的office building，11单元在出租，1个单元是agent 占用并且帮助管理。卖家是中国老前辈，已经持有几十年，早就赚翻了。所以我周末递交了offer. 卖家看到我的中国字签名，没有counter back就同意了。谢谢。当然，我给的价格也是非常的合理。

这房子是我直接找卖家的agent，原来的广告是6单元。看房子时和agent聊了2小时，得知隔壁的另一个office building也是卖家的。所以这是好机会，2个building挨着，剪草和管理就容易多了。

Cap rate 9.34%. 如果把给管理员的单元出租并自己管理，那么cap rate 10.7%。
