晒一个刚刚收到的依苗儿

怎么出价买一间靠谱的餐馆地产，本人发现一个很简单的办法，无论是什么样的餐馆，最好的买价是等于它们一年的生意额，如果它们一年可以做一百万，一百万卖给你是最好的价格，市场上一般的真实交易成例可反映到一百万到二百万左右，都是合理的。

 

附图是刚刚收到的，这餐馆去年买的，120万，近千间有国际性品牌的连锁店之一，6% cap, 每五年涨10%, 二十年lease, 另加四个五年 option, 什么都不用理，每月看着银行帐户有它们的租金打进来就是，除此之外，隔一个月就收到这样的依苗儿。
