It is high risk and high return. They borrow short term money(CD, MM)  and lend long term (mortagage). They earn the difference between the two rates, with high multiple leverage ration as well. With the inversed rate recently, their profits will be down. So the stocks are down. The two are the leaders in this field. You can have some in your retirement account but should not exceed 10%.
