Property with section 8 tenants

各位大侠，想请教两个问题：

1. 看中的一个出租房现在4个tenants 都是住在那里5 到14 年的section8。据说还想待在那里。从来没接触过这一类人。请问跟年轻白领或者graduate students 比，优缺点或者说困难的地方是什么。

2. 我现在的一个condo，已经涨了50%。当时是现金买的。租客都是好租客。从现金的角度，你们会做1031 保留现金，还是就用手里的现金+贷款？
