If you take rent payment (original or increased, doesn't matter what you agreed on) after lease ends, you are creating a month-to-month lease, with its own termination notice rules.  And the tenant has no urgency to move out. 

If your priority is for him to move out, you should serve eviction notice as soon as lease ends.  Then there will be sometime before court trial, if he moves out before court date, you can withdraw the case.
