请教：租客不肯搬走 怎么办？

房子在加州。租客租了多年。不肯加房租。租约已过期，现在是Month by Month。多次打电话告知，请搬走。租客 ignore，但按期交租。

请教各位大师 有什么办法。谢谢了。
