Owning a corner store or a liquid store in a low income minority area. Most are cash transactions and profit margin is relative high since most of these low income families don't go to a large grocery store, but rather go to the corner store in the neighborhood to pay high price.
I was a corner store in Baltimore downtown and noticed a lot of minority customers in there. The produces in there are a lot higher than the ones in the large grocery stores.
The downside of owning a business in those areas is security.
