草拟了一份deposit agreement.这样行吗？

5. SECURITY DEPOSIT.  At the time of the signing of this Lease, Tenants shall pay $2000.00 (half of security deposit) to the Landlord. The total security deposit is $4000.00. Tenants agree to pave the driveway of the premises at their own cost in lieu of the second half of deposit. If the drive way is not paved before Commencement Date, second half of security deposit is immediate due, otherwise this lease is considered void and invalid, the first half of security deposit will be forfeited as a result of breaching agreement.
