请教各位：买房带房客，但租金低于市场2-3百刀

直接涨老房客的租子2-3百刀合法吗？（他也不会接受呀）

或者换房客重新招租？

不涨租子就赔了，按市场价（涨2-3百刀） cap rate 可以到 5%。
