老百姓就是喜欢听anecdotal stories, 不喜欢看数据。

S&P/Case-Shiller Home Price Index: January 2000: 100; July 2016: approximately 120, inflation adjusted. 抛去通货膨胀的因素， 实际价格增长就是20%左右。

如果卖房子， 经纪费用5%吧？ 每年地税少算点0.75%，16年就是12%的房价没有了。 还有利息呢？

大家觉得房子赚钱了吗？

加州是另外一种动物， 它能高速上涨。 但是加州也在全国的数字里， 所以某些地方肯定是价格负增长的， 这样才能抵消加州和少数飞速增长地区的正面驱动因素。

本人不是想给大家泼冷水， 无非是想指出买在低点的重要性。 美国的房子资源性质强， 投机性质差。 美国资源相对便宜， 页岩油出世就把石油价格切了一半。
