请教田薯大师：如何涨房租？

        一个房客老是拖欠房租，每个月都要分两次支付，到月底才付清。每次还振振有词：“我不是支付迟付费啦！”已经住了两年。常常晚付，很操心。三天通知也送过两次了，都作废。

       今天一看行情，这房子现在可以租2200——2400， 我租给她很低1830。我想涨点房租赶她走，不知道应该涨多少，怎样通知她。

       请教田薯大师，是否要写一封信给她？是否要写涨价理由？ 她原来说住四个人，现在住着7个人。
