2)Modern statutes require the landlord to use good faith to mitigate by subleting. What is good faith obviously is fact oriented explanation from the court so that unless you can prove his bad faith with predonderance of evidence, you can not win.

how to define good faith? Is it good faith to increase rent to unreasonable price to make it not marketable? 甚至在别的人问房东这里有没有房子的时候，他根本就不告诉他们我这个房子有空位。那样的话，我的房子我推荐的客人，觉得价格离谱不要了，外面来的客人根本得不到出租的信息，房子根本就租不出去。而我打电话过去，房东就呼弄我说房子可以租出去的，没有问题，你就不需要再搀和了。如果我被他这么懵下去, 不主动去找下家,就要一直付房租下去,自己还蒙在骨里,完全掉在陷阱里面了. 我想这样的问题很多华人都会遇到. 不知道别人是如何处理的?
