如何改multi member LLC 成single member LLC

问了一个律师，费用挺高的，所以想看看能不能自己弄。

LLC在宾州，是我和我先生的名下。有一个出租房是用llc买的。不想填1065表了，所以考虑改成single member llc.

上网查了一下，大概要做的是：

1. send a partnership dissolution form to the secretary of state office

2. a new operating agreement

3. submit a new 8832 to IRS

4. inform state tax agency

5. agreement from existing member

请问

a. 以上有什么缺失的或者是多余的步骤？

b. agreement from existing member 是不是就是partnership dissolution form?

c. 要考虑这个出租房title transfer的问题吗？
