Due to a new policy, a foreclosure or short sale house will get at least 45 days to process, depending on the banks. Some banks like Wamu can do it quickly. I have seen houses closed within two weeks. Most banks are really slow. Bank of America for example. A friend of mine recently bought a short sale house but had to go with 5 extensions to get the loan because the banks are simply just overwhelmed with the paperworks and cannot process applications that quickly. This is normal nowaday such that you really have little or no claims against the bank. Besides, you will have to prove your damage, that you need to prove the same or similar house will sell for less than your purchasing price now or you gave up the opportunity to buy a similar house at much less price.

On part of your realtor, even if you fire him, he will get the money because he did the work for you. Knowing this, no other realtors will take it over from this point.
