This is more about business than about the law. Lao Mao and apt are all correct on the legal front. However, neither the contract nor the lease is on your side. Don't let them tie your hands. Get a good business lawyer and talk business with the landlord instead of contract laws. And that's how you can get out of the lease with minimum penalty.
