谁是tenant?

准备把房子租给一个做airbnb的LLC， owner就一个人。 签租约是谁应该是tenant, 是LLC 还是它的owner？ 如果是LLC的话如果出问题是驱逐LLC吗？会给LLC的owner留下记录吗？谢谢
