There is a reason why she wants to break the lease

The cause of the kitchen sink backup is unknown.  Do not know if it is the building mainline got clogged, or if it is the tenant that repeatedly caused this.  If tenant intentionally clogged it in order to break the lease, it is to my best interest to let her move out before any new damage comes out.  I am just not sure if I need to ask her to stay until the end of Jan to get at lease half way through winter.
