Early Termination of the Lease

Tenant wants to break the lease because of the kitchen sink backup issue.  She rented for 6 months, still has 6 months left until 5/31.  It is very difficult to rent out the apartment in winter.  Do I have any other  options other than just let her move out without paying any early termination fees?  Thanks!
