有关以前问题见above。我们根据[法律咨询]老猫建议, 签了month to month lease (thanks much we did that). 同时又请了花了2000刀请roofer tuckpioint the chimney, Add new chimney cap and new flashing. 租客说还漏水. Roofer came and did the water test and the conclusion is no leak from roof. They suggest us to do the bathroom water test. 厕所 water test 发现只要把水浇到厕所地面, 下面就直接漏水. 我把情况告诉租客, 建议她洗澡时不要让水溅出到浴池外面的地面。 她坚决要求upgrade 厕所解决问题. she also suggested her frield to me who can do everything (add the ceiling to the basement back, and upgrade and water proof bathroom etc) with a couple of thousand dollars. I did not agree。Then, 上个月租金late了16天. 这个月要求用押金顶租金。 现在3个问题
1. 现在通往地下室的天花板依然没有..看起来实在不好看。 但我希望彻底解决漏水问题后再加上。 否则加了百搭不说还掩盖问题. 还有厕所地面不隔水。如果租客洗澡时水洒出来,还是会漏水 请问租客可以用这些理由不支付租金吗?
2. 如果租客依然不支付租金. 我应该如何赶人. same as regular lease, 5 day notice, then file to court, 我有她信用报告 (from over 2 years ago) 和身份证明 (she does not have driver license。 但没有她工作信息。她以前都是一次支付一年的租金 in check. she used to own a beauty saloon, but now she is working somehwere else, but i do not know where. I really regret that i did not ask for it before. now she probably won't give it to me
3。 我可以诉讼由于她洗澡时让大量水洒到地面...导致楼下天花板掉落? 但我估计天花板掉落是由于两个缘故...一个是她没洗澡时不注意.还有以前估计roof 也有漏水情况. 现在roof 问题我们应该是解决了
