有套投资方在异地,托了当地的一个PM管理。这一轮出租,几个月前房客带着老婆和两个孩子入住,说信用记录低是因为信用被盗。他在IRS上班,他老婆在医学中心当秘书,收入偏低但是还可以。退伍兵,第一个月房租和押金都是军人转业安置办给提供的。
住了几个月没什么问题,今年三月发了个邮件给我的property manager说是老婆带着孩子搬到家乡去了,他不愿意搬家,但是老婆拿走了他所有积蓄,需要晚交房租几天。同意了,他也在十天后付了房租。
本月初,PM收到这厮的现女友发来的消息说这厮家暴进了局子,我们也没有收到房租。我立刻让PM通知女友搬出房子,因为她没有在租约上。我请PM过去看,他说联系不到房客,不能直接过去。后来房客出来了,一直不接电话,也不回邮件。后来好不容易回了,说是可以搬走,但是要一段时间:
"still working with va they are getting action plan but as with the healthcare system of our nations defenders they are slow as molasses. i have been working on packing and disposing of items so since my ex left a bunch its no small task for one person. i am trying to get a storage unit today or tomorrow so i can start to move everything out so you can take ownership back asap i unfortunately have been on lwop so i am needed the assistance to keep with the rent now the check had got sent and cashed but frauded. my bank is looking into it however they dont have the best fraud division...that leaves my ultimately short on funds since my ex took most of them and i used anything recently not given as rent to cover utilites and expenses. i havent found a sound place yet i have been continually looking however as you know my credit is not the greatest which leaves me out to most places. i will probably end up sleeping in my jeep till i find somewhere will advise once i find out about the rent thanks"
网上查了一下说“lwop ”是leave without paid。至于他说的什么支票 fraud,我认为100%是鬼话。到此,我不相信这个人。
房子在宾州,网上查了下说是只要房客不付房租,宾州允许驱逐房客。
想问问坛子里有经验的朋友,如果做Eviction,我是否需要请律师?或者说,现在的情况下,我最好的option和结果是什么?
