这个凉棚值吗？

不到1500尺的房子准备买了出租，市场价在165k左右。因为后院有个800尺的凉棚，卖家要180k。请各位帮我看下这个凉棚值15k吗？还有会不会需要经常维护，寿命有多长？谢谢
