房客用出租房做生意

The tenant has a cake bakery business, not much activities. I will sign the contract with her this weekend. Should I indicate in my contract that any kind of business is not allowed in the residential property? The house is in California. Will that term in the contract be valid? What is the worst case if she is doing business in the property? Liability for the customers, insurance etc?
