紧急求助： 8个月lease 能做吗？

房子上市快一个月了，是找agent 放在MLS上面的。有几个showing。今天其中一个offer： 1 yr lease with the right of tenant to give 60 days notice of leave after 6 months. Effectively a minimum 8 month lease.

我的agent说： if they left after 8 months, you would need to put it back on the market in May to have new tenants in August.

我觉得好的是以后就可以把上市时间调整到夏天比较容易出租。不好的是一年内要付agent两次佣金。不过如果空一个月也是损失一个月。

各位投坛高手帮我看看有什么优/缺点？我应该签这样的房客吗？需要怎么回复我的agent?
