In stock market, you will have margin call when you use such high leverage and there is a big market crash. This happend in 2012 when US bond was downgraded or in 2008 when Lehman broke. When that happends, you lose everything even you know that you can get all back if you can keep the stock long enough. On the contrary, in real estate, as long as you pay the interest, even the value is lower than the loan amount, you can still keep the properties. You never did anything real, just fool people around.
